
Property Standards
All properties must meet the following minimum requirements:

The property must be structurally stable and free from disrepair.
It must be free from damp and moisture issues.
Staircases and balustrades must be secure and safe.

The property must have adequate fire alarms, including mains-powered smoke detectors on each floor.
A fire risk assessment is required (except for self-contained houses).
A carbon monoxide (CO) alarm must be installed in any room with a gas appliance.
Gas, solid fuel, or oil service and safety certificates must be up to date and provided at the handover stage.

Electrical installations (lighting and power) must be checked and certified as safe by a qualified professional.
External doors and windows must provide a reasonable level of security and be adequately draught-proofed.

The heating system must have an EPC rating of E or above (grants may be available to improve the rating to a C).
The hot water tank must be properly insulated.

Mechanical extract ventilation must be installed in the kitchen and bathroom.
The kitchen, bathroom, and WC facilities must be in good working condition.
The property must have a working shower (an over-bath shower is acceptable).

The garden must be easy to maintain, reasonably private, safe, and suitable for young children to play in.

White goods (e.g., fridge, washing machine) will be provided.
An asbestos survey, conducted by the Local Authority, is required.
